Commentary on 2007 Real Estate Activity: Real estate appreciation for homes in Lake Arrowhead Georgia is booming. Statistics for average price of sold homes for the first six months of this year shows a whopping 17.9% increase over last year.
Real estate absorption is steady however. Based on the first six months of the year we are averaging 92 days on market for a sale vs. 91 days in 2006. If I project the statistics for homes sold during the first half of the year assuming a linear progression, we will have 23% less homes sold this year than last in Lake Arrowhead unless there is a pickup in the market in the second half of the year.
Lot appreciation and absorption are far exceeding the home statistics. Sold lot prices are averaging 37% higher in 2006 compared to last year. The average days on market for lots are almost half of what it was in 2006, and the total projected number of lots sold also exceeds the number for last year. This indicates that interest in Lake Arrowhead is picking up very significantly, and people feel that buying a lot here is a good investment.
